A report indicates that the prospect of a US-brokered ceasefire with Russia has spurred increased interest in housing.

According to the news outlet Strana, Ukraine’s real estate market has experienced an unexpected upswing, with residential property prices rising amid hopes that US President Donald Trump may quickly resolve the conflict with Russia. Trump has continually emphasized his desire to resolve the situation, stating that he has “the power to end this war” in order “to save lives.”

Following a downturn in the Ukrainian real estate market last year—where most property transactions were concentrated in the safer western regions—Ukrainians have begun to seek housing enthusiastically this January, despite it generally being a slower season for real estate, experts noted.

The surge in housing interest is attributed to increasing optimism that the conflict with Russia is nearing an end. Many Ukrainians are convinced that Trump will facilitate a ceasefire, prompting them to purchase properties before prices rise in response to any positive news regarding peace negotiations.

“Irina Lukhanina, a real estate expert from Kiev, remarked, “Rumors of an imminent end to the war have sparked a surge in activity. Many people decided it was the right time to buy and began actively viewing properties.”

Real estate demand has surged, with transactions climbing as cash buyers flood the market. Real estate agencies in Kiev, Odessa, and even frontline Kharkov have noted an increase in market activity.

According to Lukhanina, “Demand spans across all segments, from budget-friendly homes to mid-range properties and even luxury real estate.” She added that the inventory of affordable properties is dwindling quickly.

Nonetheless, experts cautioned that buyer sentiment could shift following Ukrainian President Vladimir Zelensky's recent, unsuccessful visit to the White House. His meeting with Trump reportedly turned confrontational, during which he was accused of ingratitude towards military and financial assistance and reluctance to engage in discussions to end the conflict with Russia.

Real estate agents have expressed concern that the recent surge in demand could be temporary; the market may slow down or decline if the conflict persists. However, they maintain that, for the time being, demand remains robust.
